I cover the following utility costs only at these two properties:
2811 Highland Ave – Landlord pays the water and sewer costs.
2803 Highland Ave – Landlord pay all utility costs for apartment in this building.

Leases are for 12 months unless negotiated otherwise. 9 month leases are available at a 25% premium in rent.
Yes. Leases are for 12 months unless negotiated otherwise. A 9 month lease is available at a 25% premium in rent. With our prior approval you can have someone sublease your apartment over the summer to pay the rent for you.
City regulations limit most rental units to no more than 5 tenants.

That means that a 5-bedroom apartment can only have one person per bedroom. 2-4 bedroom apartments can have more than one person per room, but there will be an additional $100 per additional person will be added to the rent.

We discourage pets, but you may have them for an $100 extra security deposit and an extra $25 per month in rent.

If I can’t answer at the time of your call I will respond within 24 hours.

I prefer payment by check, but I can also accept Venmo or other forms of online payment. Talk to Steve to set up your payment method.
If you move out before the end of your signed agreement, you are still responsible for paying out the balance of your lease.

Another option is to find a subletter to take your place. Any subletters must be approved by the remaining roommates in the apartment.

You will receive your security deposit back within 30 days of the date you move out.
