I'm interested in renting one of your apartments. How do I get started?

- Pay the security deposit.
- All tenants sign the lease.
- The apartment is yours once the deposit has been paid and the lease signed by all tenants.
Can I get a tour of the apartment?
Yes! Call Steve Houk at 513-509-5574 to arrange a time.
Do I need to fill out an application?
No application is required. Just give Steve a call at 513-509-5574.
How much is the security deposit?
Security deposits are equal to one month’s rent.
How long are the leases? Do I have to pay over the summer if I'm not in town?
The standard lease runs 12 months, so rent is due even while you’re away.
If you need a shorter lease, 9-month terms are available at a 25% rent premium. With prior approval, you may also sublease your apartment over the summer to cover the rent.”
Who is responsible for paying utility costs?
Tenants are responsible for paying all utility costs at most properties. The following exceptions apply:
2811 Highland Ave – Landlord pays water and sewer costs.
2803 Highland Ave – Landlord pays all utility costs.
Do I have to pay for parking?
Off-street parking is included for no extra cost at the following properties:

2620 Euclid Ave
311 Warner Ave
2316 Ravine Ave
246 Oak St
There is off-street parking, but you must pay for a permit:

How many roommates can I have?
City regulations limit most rental units to no more than 5 tenants.
That means that a 5-bedroom apartment can only have one person per bedroom.
For 2–4 bedroom units, more than one person per room is allowed, but an additional $100/month per extra person will be added to the rent.
Can I have pets?
Pets are discouraged, but you may have one pet for a $100 deposit and an extra $25 per month in rent.

For significant issues, please do not attempt repairs yourself. If Steve can’t answer, he will respond within 24 hours.
How do I pay the rent?
Rent can be paid by check, Venmo, or other electronic payment methods. Contact Steve to arrange your preferred payment option.

What happens if I move out before my lease ends?
If you move out before the end of your signed agreement, you are still responsible for paying the balance of your lease.
Another option is to find a subletter to take your place. Any subletter must be approved by both the remaining roommates and the landlord.
Can I use the security deposit as the last month's rent?
No. The final month’s rent must be paid in full.
When can I expect to get my security deposit back?
You will receive your security deposit back within 30 days of your move-out date, less any deductions for damages, unpaid rent, or cleaning fees as outlined in your lease.
