Security deposits are equal to one month’s rent.

The standard lease runs 12 months, so rent is due even while you’re away.

If you need a shorter lease, 9-month terms are available at a 25% rent premium. With prior approval, you may also sublease your apartment over the summer to cover the rent.”

Tenants are responsible for paying all utility costs at most properties. The following exceptions apply:

2811 Highland Ave – Landlord pays water and sewer costs.

2803 Highland Ave – Landlord pays all utility costs.

Off-street parking is included for no extra cost at the following properties:

There is off-street parking, but you must pay for a permit:

Parking is not provided at the following properties:

City regulations limit most rental units to no more than 5 tenants.

That means that a 5-bedroom apartment can only have one person per bedroom.

For 2–4 bedroom units, more than one person per room is allowed, but an additional $100/month per extra person will be added to the rent.

Pets are discouraged, but you may have one pet for a $100 deposit and an extra $25 per month in rent.

For significant issues, please do not attempt repairs yourself. If Steve can’t answer, he will respond within 24 hours.

Rent can be paid by check, Venmo, or other electronic payment methods. Contact Steve to arrange your preferred payment option.

If you move out before the end of your signed agreement, you are still responsible for paying the balance of your lease.

Another option is to find a subletter to take your place. Any subletter must be approved by both the remaining roommates and the landlord.

No. The final month’s rent must be paid in full.

You will receive your security deposit back within 30 days of your move-out date, less any deductions for damages, unpaid rent, or cleaning fees as outlined in your lease.
